Consumption monitoring
The CEM system by Softlink lets you view remotely read meters for energy, water and heat consumption. Most tenants of MyFlat properties can access their current readings anytime, anywhere.
You can log in to the system on the web, or use the mobile app. If you are not sure how to log in, or you do not know your login credentials, contact us via WhatsApp or by e-mail at info@myflat.cz.

The general rule follows from the Czech Civil Code and your lease agreement:

Rent and service charge advances are normally due by the 25th day of the preceding month (e.g. the rent and service advance for February are due by 25 January).
For commercial premises or agricultural land leases, the due date may differ. The relevant dates are always stated in the lease or tenancy agreement. When making payments, always use the variable symbol (payment reference) stated in your agreement.
Keeping pets is possible, subject to the landlord’s consent. Any animal kept in the rented premises must not damage the furnishings of the flat or the common areas of the building, and must not disturb the other residents.
Subletting the flat to a third party is not possible. Adding another member to your household, however, is – either several people can be named together as tenants and co-sign the lease, or additional people can be registered as co-occupants who do not sign the contractual documents. The possible number of occupants depends on the size of the rented premises.

Parking on the premises belonging to the building is reserved for tenants with a rented parking space or garage spot.
Paid parking zones are usually in place around our buildings. If you register permanent residence at the flat, you can arrange an annual resident parking permit, the fees for which are reasonable.

For rented flats, you can register your permanent residence by presenting your lease agreement at the registry office. If the office requires a confirmation form, we will be happy to confirm it for you.
CEM (Centrální energetický management — Central Energy Management) by Softlink is an online system where you as a tenant can check at any time the current readings of the remotely read energy, water and heat meters in your rented premises.
You will receive your login credentials when signing your lease agreement. You can log in at cemsmart.softlink.cz or via the CEMA mobile app (iOS / Android).
If you do not have your login credentials or have trouble logging in, write to info@myflat.cz.
A lease ends in one of three ways: by expiry of the agreed term, by the tenant's notice of termination, or by mutual agreement of the parties. Most tenants simply let the lease end on the agreed date — if you don't intend to extend, please let us know in advance.
If the agreed end date doesn't suit you, you may serve notice of termination. The standard notice period is 3 months and starts on the first day of the month following the month in which the notice was delivered. The notice may be sent in any readable format (PDF, photo, scan) as an e-mail attachment to info@myflat.cz.
Your deposit is reflected in the final settlement of services — any damage beyond normal wear and tear or outstanding amounts may be deducted. We prepare the final settlement by the end of the month following the month in which the premises are handed back to us.
